Is it an emergency?
An emergency is a serious, unexpected, and often dangerous situation requiring immediate action, such as a gas leak, major water leak that can't be shut off at the water main, or anything posing an immediate threat to health or property.

If your situation is not life-threatening or property-damaging, it may not be an emergency.

If your situation is an emergency, follow the steps below.

Before Calling: For water leaks, ensure that you have tried shutting off the water main first. If this stopped the leak, then it is no longer an emergency and you do not need to call this number. Watch: How To Shut Off Water Main

When Calling: If you get their voicemail, you must leave a message explaining your situation to receive a response back for 24/7 service. Be sure to mention that your unit is managed by Companion Property Management.

Before Calling: Ensure that you have called SaskPower first if you are experiencing no power or flickering lights. They will let you know whether it is an emergency and if an electrician needs to be called.

Helpful tips for common issues:

Toilet Clogs

If your toilet becomes clogged, you can typically restore it to working order using a plunger. If you don't own a plunger, visit a local hardware or big box store to purchase one of these tools.

With the plunger in hand, simply press the rubber bottom around the drain hole in the toilet bowl. Ensure you've created a watertight seal and begin to pump the plunger up and down to push anything stuck through the pipe.

Repeat this maneuver until the water in the toilet drains.

Sink/Shower Drains

If your sink or shower isn't draining properly, you can purchase a drain cleaning tool to remove debris from the trap. Please don't use harsh chemicals to clean the drain, as these could damage the pipes.

Plumbing Emergencies

If water is leaking and could cause damage to the property, please shut off the main water valve and contact us immediately. If you cannot get a hold of us and you cannot get the leak to stop, call (306) 960-0082 (if you are calling outside of normal business hours you must leave a voicemail for 24/7 service).

Circuit Breaker Trips

If you lose power in part of your home, it may be due to a tripped circuit breaker. Locate your circuit breaker panel, usually found in a basement, garage, or utility area. Look for the switch that is in the "off" position or in a neutral position between "on" and "off." Flip it to "off" and then back to "on" to reset the breaker. If the breaker trips again immediately or soon after resetting, please contact us for further assistance.

Flickering or Dead Lights

If all the lights are flickering, you may need to call SaskPower (1-888-355-5589) When only some lights flicker or go out, first try replacing the bulb. If new bulbs also flicker or don’t work, there might be a loose connection in the fixture or wiring. For safety reasons, do not attempt to fix electrical wiring yourself. Please inform us so that a professional can safely handle the issue.

Outlets Not Working

If an outlet stops working, check to see if other outlets nearby are also not working, which could indicate a tripped breaker. If only one outlet is non-functional, it may be a GFCI (Ground Fault Circuit Interrupter) outlet that has tripped. Look for a button on the outlet marked "reset" and press it. If this doesn’t resolve the issue, please let us know.

Electrical Emergencies

If you notice burning smells, sparks, or smoke from an electrical outlet, switch, or appliance, immediately turn off the power at the circuit breaker and contact us right away. If you cannot reach us, call (306) 763-4212 (if you're calling outside of normal business hours you must leave a voicemail for 24/7 service).

In case of fire, leave the area immediately and call 911.

If your power goes out, first call 1-888-355-5589 to check if there is an outage in your area. If not, call us.

No Hot Water

If you find yourself without hot water, check to see if the water tank’s pilot light has gone out (for gas water heaters) or if a breaker has tripped (for electric heaters). If the pilot light is out, you can follow the instructions on the tank to relight it or watch the video below. Also, check your furnace filter to make sure it is clean, as this can cause the pilot light to go out. For electric water heaters, check your circuit breaker panel and reset any tripped breakers. If the problem persists, please contact us and we will make sure it is addressed promptly.

Water Temperature Issues

Should the water be too hot or not hot enough, you can adjust the thermostat on the tank. It's typically a dial on the side of the tank for gas models, or behind a panel for electric. For safety, the recommended setting is around 120 degrees Fahrenheit. If adjustments do not change the water temperature, please inform us.

Leaking Water Tank

If you notice water pooling around the bottom of the tank or leaks from the tank body, this may indicate a serious problem. Do not attempt to repair it yourself. Turn off the water supply to the tank if possible and contact us immediately.

Strange Noises from Tank

Popping or rumbling noises can be caused by the buildup of sediment in the tank. Flushing the tank can help, but if you're uncomfortable performing this task or if the noises continue, reach out to us for assistance.

Hot Water Tank Emergencies

In the event of a serious leak or if you smell gas (for gas water heaters), take immediate action. For gas smell, leave the area and contact SaskEnergy to report a leak (1-888-700-0427) or call 911 from a safe distance. Then, inform us about the situation.

If the water leak is severe and you're confident in doing so, turn off the water supply to the tank and also the power supply: For gas heaters, turn the gas off, and for electric heaters, shut off the circuit breaker.

For any urgent issues with the hot water tank that require immediate attention and you cannot reach us, please call (306) 960-0082 (be sure to leave a voicemail for 24/7 service if it's outside normal business hours).

*Please note that the absence of hot water is not an emergency, though we will do our best to fix it promptly.

Thermostat Issues

If your HVAC (Heating, Ventilation, Air Conditioning) system isn't responding, check the thermostat. Make sure it’s set to the correct mode (heating or cooling) and that the temperature setting is appropriate for the current weather. Replace the batteries if the thermostat display is blank or non-responsive.

Uneven Heating or Cooling

If certain areas of your home are not reaching the desired temperature, check if the vents in those rooms are open and unblocked. Rearrange furniture if necessary to allow air to flow freely.

Routine Filter Check

Ensure that your air filter is clean to maintain airflow and system efficiency. A clogged filter can severely reduce the effectiveness of your HVAC system. Filters should be checked monthly and changed at least every three months.

No Heat

During cold weather, if your furnace system is not providing heat, verify that all switches on the furnace are set to "on" and the circuit breaker hasn’t tripped. If the outside temperature is below 0°C (32°F) and your heat is not working, this could be an emergency situation due to the risk of pipes freezing.

No Cooling

If your HVAC system fails to cool your home and the indoor temperature becomes uncomfortably high, check for open windows or doors that might be letting in warm air. Also, ensure the outdoor unit isn’t blocked or covered.

Furnace / AC Emergencies

If the HVAC system is making unusual noises, emitting strange smells, or you notice electrical issues, shut it off at the thermostat and contact us immediately. Call 1-888-700-0427 to report a potential gas leak to SaskEnergy.

For extreme weather conditions, where outside temperatures drop below 0°C (32°F), a lack of heat constitutes an emergency.

If you have no heat, the outdoor temperature is below 0°C (32°F), and you're unable to reach us,

call (306) 960-0082 and leave a voicemail to receive 24/7 service.

Refrigerator Issues

If your refrigerator is not cooling properly, check to ensure that the temperature setting hasn't been accidentally changed. Ensure there's enough space for air to circulate inside, and the vents are not blocked by food containers. Also, make sure the door seals are clean and seal tightly.

Oven and Stove Problems

If your stove or oven isn’t working, ensure it's plugged in and the circuit breaker hasn't tripped. For gas stoves, make sure the pilot light is lit. Never try to repair gas lines yourself; if you suspect a gas leak or if you smell gas, evacuate and call SaskEnergy to report a gas leak (1-888-700-0427) and/or 911 if the situation is serious.

Dishwasher Concerns

If the dishwasher isn’t cleaning well, check the spray arms for clogs and ensure that you're using the correct type of detergent. Make sure it is loaded properly without obstructing the spray arms and that the filter is clean.

Washer and Dryer

For washing machines, make sure the doors are securely closed, and the settings match the size and contents of your laundry load. If the washer or dryer is making excessive noise or vibrating, check to see if the units are level and properly balanced.

Microwave Malfunctions

If the microwave isn’t heating, make sure it's plugged in, and the door is closing properly. Do not attempt to repair a microwave yourself as it can contain high voltage components that can retain charge even when unplugged.

Appliance Emergencies

If an appliance is sparking, smoking, or causing electrical issues, unplug it immediately if it's safe to do so and contact us. For water leaks that could cause damage, shut off any relevant water source and call us.

For situations where appliance malfunction could lead to damage to the property or pose a safety risk, such as a suspected gas leak or water leak, please call immediately.
